I would expect a project like that to cost much more than 40 million. Maybe not though, if it's only 20 rooms.
At $1500 per night, if they sell out all 20 rooms every night it will take them over 3.5 years to make back their 40 million.

There was another thread that included conceptual pictures of the rooms and it looked like three walls AND the ceiling would all be glass, kinda like each room would be its own little domed bubble. That would be neat, although I get a headache from the underwater tunnel at Seaworld because of the distortion so maybe just the vertical walls would be good.
